Creating your home wish list: 

Before the home search begins, JoAnn Abercrombie, as your buyer's real estate agent, will want to know as much as possible about the features and amenities you desire. To help her better serve you, analyze what you want and what you need in a home’s features and amenities.  It's a good idea to separate these preferences into two separate columns, "Wants" (where you list the negotiable features, things you would like to have) and "Needs" (where you list the non-negotiable features, things you have to have), as it will keep things in perspective as you begin your home search, and is invaluable insight to help your real estate agent know what's important to you in your home search. 

Features:

Age:  Do you prefer historic properties, or newer ones?

Condition:  Fixer or move-in condition?  How much renovation would you be willing to do?  Cosmetics or rehab?

Style:  Do you have a special preference for ranches, bungalows, or another style of construction? How many stories or levels?  House, Condo, Cluster Home, Townhome?

Bedrooms:  How many? Do you need or prefer one or more on the 1st-floor?

Bathrooms:  How many? A tub or a shower, or both?  Master bath, 1st-floor bath?

Living and Dining Areas:  A traditional, formal layout, or a more open, contemporary plan?  Formal dining room or eat-in kitchen, or both? 

School System:   Preferences?  Special education or extra-curricular programs?

Square feet:  How much space?

Lot Size:  How big?  For garden, play area?  Wooded and rolling or open and untreed?  Close proximity to work, shopping, highways, or prefer country, wide open spaces?

Kitchen:  How big?  Recently updated? Open to other living areas?  Eat-in area? 

Storage:  Big closets, a shed, an extra-large garage?

Garage and Parking:  Room for how many cars?  Is the garage for a workshop?  Attached or detached?

Basement?  Just for storage, furnace and laundry area, or finished, usable living space? 

Condition:  Fixer or Move-In Condition?

Laundry Room:  1st-Floor, Bedroom Level, or Basement Facilities? 

Heating and Cooling:  Type of Heating, Central Air?

Amenities:

Home Office or Study 

Play/exercise room

Security system

Sprinkler system

Fenced Yard

Workshop/Studio

In-law suite

Fireplace

Pool
