How can a real estate agent help me?

It is customary in Northeast Ohio that the buyer does not pay for the real estate commission, so it's a fabulous service for the buyer to get great representation, with no expense.

And the buyer can see any home on the market with one realtor, no matter what company or agent has the home listed, so why not take advantage of having your own realtor, who is looking out for your best interests, to show you all properties you want to see?  The MLS is a wonderful thing...use it!!

Buying a home can be a nearly overwhelming process, and even foreboding, if you have no one who you trust to look out for you, and to prepare and guide you through each step of the way. But just like anything in life, if you have someone helping you go through the home buying process, who is there looking out for you, and offering sound guidance and advice, the process can actually be very enjoyable. JoAnn Abercrombie of Keller Williams actually loves that part of her job, assisting buyers in their home puchase experience, and she truly enjoys making it not only a positive, but exciting and fun process! 

Eight main roles of your real estate agent:

As Your Buyer’s Real Estate Agent, JoAnn Abercrombie will:
  1. JoAnn will meet with you in an initial consultation, to discuss your wants and needs, what features and amenities are important to you, and what communities you prefer, what conveniences you need to be near, what time-table you would like to be in your new home, among other things.  Also, at this time, JoAnn will explain Agency to you, and detail what she will do to represent you, as well as outline the basic steps of the home-buying process. JoAnn will discuss the market with you, and how the advantages of her experience, attitude and expertise will assist you in making the best real estate decisions.  
  2. JoAnn will assist you in getting pre-approved by a reputable lender, who will discuss your financing options, and what monthly payment amount you qualify for, as well as what payment amount you are comfortable with, as that amount may not be as high as the amount you actually qualify for.  Also, the lender will give you a price-range that the amount you are comfortable with  would translate into, so you know what priced homes you should consider looking at, in order to have that payment amount.  Also, at this time, the lender will go over what you can expect for closing costs, down payment requirements, and any additional documentation you might need to have available for the formal loan application.  Once you have met with the lender and received your pre-approval letter, which in many times is on that same day that you meet with the lender, then you are officially prepared to start your search for your new home, and the pre-approval letter will give you the leverage you will need when making an offer. 
  3. JoAnn will search for homes that match with your wants and needs, which have those features, location, condition, amenities, and price range that you are comfortable with and qualify for.  She will email those to you, along with photos, room sizes, descriptions, locations, etc., so that you can look them over, and decide which ones you would like to see inside of.  JoAnn will then schedule, at your convenience, and show those properties to you, and while at those properties, she will point out various issues with the homes' conditions, features, etc., that may be a consideration for you, when choosing your new home, and those things that might affect future resale of the home, or things that you may need to invest in for future maintenance, etc.  Likewise, JoAnn will point out any advantages the homes may have, as far as unusually nice updates, or pluses that make the homes a great value.
  4. Once you have chosen your dream home, JoAnn will research recent comparable sales of similar properties to help determine what a reasonable selling price should be for the home, and help you structure an offer, based on those comparables, as well as other factors that you choose to include in the negotiations, such as repairs, inspections, a home warranty, appliances, and any buyers' closing costs that you would like to ask the seller to pay for you.  Once JoAnn has prepared the written offer for you, she will then negotiate to get the very best deal possible, looking out for your interests.
  5. Then, once you do have an accepted offer on a home, JoAnn will recommend and coordinate any inspections, and be present during those inspections to represent you.  Should any issues arise from those inspections, JoAnn will negotiate for those items, should you choose to go forward at that point.  And JoAnn will follow through, seeing that any repairs, etc. are completed as agreed, and all documentation is provided.
  6. JoAnn will assist you with the loan application process, making sure that the lender has all of the contract paperwork, as well as any addendums, and she will also follow up with the title/escrow company, to make sure that they have documentation to verify that all conditions of the contract have been met.
  7. Each step of the way, JoAnn will follow-up and keep you informed as to the status of the appraisal, the title work, the final loan approval, and any other conditions that are a part of the contract or required by the lender.  She will check and double-check that all paperwork is in place and deadlines are met, to make for a smooth closing.
  8. JoAnn will use her expertise and available resouces to solve any problems that may arise, and to keep you abreast of the progress.  She will coordinate the closing, and be available to answer any questions you might have.  After the closing and title has transferred, she will coordinate the utilities being transferred, and then, on the day of possession, comes the best part of all...JoAnn will meet you and hand you the keys to your new home!! And JoAnn will later follow-up with you after your move, to make sure everything is going well for you.
